LOCATION OF THE CORTIJO-BODEGA:

 

Located on the slope of the Tinache Mountain, the entire estate has access to the road, either along its front on the southern boundary with the Tiagua to Mancha Blanca road, or along its northern and western boundaries with the Camino de Liria.

 

It is located 3 minutes by car from the Ermita de Mancha Blanca, and the Agricultural Market of Tinajo, where the starting point of the buses or shuttle buses to the Timanfaya National Park and the Los Volcanes Natural Park would possibly be located.

 

It is located in a strategic place due to facing the main island road, an obligatory passage to the volcanic tourist areas, and a large-scale tourist project is currently being processed in this area.

Although it is not located within the protected Vitivinicultural area of La Geria, it is very close to it, with views to the south towards La Geria, visualizing the slopes of the volcanoes where the planting in holes of the area called Cohombrillo or Las Quemadas can be seen.

 

As it is not located on rustic land with natural or environmental protection, the construction, installation and other urban and agricultural actions would have a much more flexible regime.

 

Surface area:

 

The surface area is 24 hectares, and specifically 238,468 square meters, according to a recent topographic study, of which a pocket of about 6,500 meters is urban land and the rest is rustic land for agricultural protection.

 

The boundaries of the property are perfectly delimited by boundary walls marked with crosses, so the delimitation of the farm is clear.

 

Description of the farm:

 

It is a Cortijo called De la Vegueta or D. Faustino Pío, made up of a large area of rustic agricultural land, formerly used for tobacco planting and later in the last 70 years for planting vines and making wine.

 

The farm has water and electricity. It is important to highlight that the rustic farm is enabled for access by car or tractors throughout its surface, with tracks open for access to work vehicles.

 

It is a large farmhouse in which there are currently buildings in its urban strip that borders the road, which also houses the following constructions:

 

- Old owner's house.

- Industrial winery, with facilities built to house high deposits, destemming area, pressing area and bottling area (although it currently lacks machinery).

- Social or customer reception area consisting of tasting and barrel area, bar + restaurant and offices.

- Two large capacity cisterns.

All the buildings are raised and roofed, considered to be in good constructive condition and with water and electricity installations, although they are in a state of abandonment and with the carpentry in poor condition.

 

Among these buildings we can distinguish 3 areas:

- Housing area of about 500 m2 with buildings attached to it consisting of garage, horse stables, agricultural warehouses, etc.

- Winery area of about 1200 m2 built (industrial facilities + building for customers tasting area)

- Greenhouse area and loading and unloading area for trucks of about 900 m2

 

Urban Planning Uses and Facilities:

None of the buildings are protected, so all the buildings could be demolished to be replaced by new ones of any kind, either industrial, residential, restoration, hospitality, etc.

 

The land is classified as Consolidated Urban in part and Rustic Agricultural Protection 1 in the rest where new wineries would be allowed regardless of the existing one. As well as new agricultural facilities of another kind.
